  • Contingencies: A contingency means the offer depends on certain conditions being met. If a buyer needs to sell their own house first, it adds an extra layer of risk and time. ⏳
  • Inspection Requests: Some buyers offer top dollar but plan to ask for major price drops or expensive repairs after the home inspection. 🛠️
